Can You Trust a Zestimate?

If you want to know what your home’s worth, you’re better off calling a Realtor than trusting Zillow. Here’s why.

If you want to know what your home’s worth in our market, you probably shouldn’t trust one of Zillow’s Zestimates.

In case you don’t know, Zillow’s Zestimates are automated home valuations that are calculated by an algorithm that only takes into account public information.

These might be accurate if you live in a subdivision or a community where your home’s floor plan is being sold multiple times, but if you live in an older home or in a certain type of community, it’s probably not going to be accurate.

This is because Zestimates don’t take into account any additions, renovations, or major changes you may have made to your property. Another important factor Zestimates don’t take into account is view—if your home has a great view, that won’t be reflected in its Zestimate. Zestimates also don’t include lot size—even if your home is located within a cookie-cutter subdivision.
