When it comes to the professional you hire to perform the home inspection, quality matters. You may wonder if paying anywhere between $400 and $600 for this process is worth it, but the truth is that the cost of a home inspection is well worth the value it provides.
There are two primary reasons why hiring a top-notch inspector is important:
- They will identify and record any minor problems with the property. Even if the problems they find aren’t urgent, the inspection report still provides a convenient checklist of repairs to be taken care of later down the line.
- They will identify and record any major problems with the property. Whether the problem is a result of deferred maintenance, age, or something else entirely, inspectors are tasked with uncovering issues you might not otherwise notice, so that they can be resolved before they become more serious. With mechanical, structural, or safety issues, such as those with the plumbing, electrical systems, or roofing, you may want to consider asking the seller to repair the issues or renegotiate on price or terms accordingly.

Whether you select one on your own or take a recommendation from your agent, it’s important to interview multiple professionals before making your choice. Be sure to ask them about their experience and level of certification when you do.
The right inspector should be skilled enough at what they do to not only complete the inspection and create a report, but to also walk you through it. This way, you won’t need to read and interpret the potentially 30+ page report on your own. They should also be willing to answer any questions you might have after the fact.
